Real estate is one of the most competitive categories on Meta. Everyone is running the same "2 & 3 BHK starting at…" creative, and the result is a flood of low-intent leads. The fix is not a bigger budget. It is a better filter.

1. Use higher-intent lead forms

Instant forms are fast, but the default "More volume" setting brings in people who tap without reading. Switch to Higher intent so users confirm their details on a review screen before submitting.

  • Ask for budget range and preferred configuration.
  • Add a question like "When are you planning to buy?"
  • Keep the form to 4–5 questions so good leads still finish it.

2. Show the price, not just the project

Creatives that mention a starting price and the exact location filter out people who are only browsing. Fewer leads, but far more site visits.

3. Call within five minutes

A real estate lead goes cold fast. Push every lead to Google Sheets and WhatsApp automatically so your sales team calls while the buyer is still on their phone.

Measure cost per site visit, not cost per lead. That single change fixes most real estate campaigns.

4. Retarget with walkthrough videos

People who watched 50% of your video or opened the form but did not submit are your warmest audience. Show them a site walkthrough, amenities and payment plans.
